We listen, answer questions, identify your goals and timelines, discuss your strategy and capabilities, and then establish expectations and gather needed documents.
Preparing to buy an investment property is all about having your desired investment criteria, or “Buy Box,” clarified and your minimum and desired return on investment (ROI) expectations established.
It is also crucial that you have your method(s) of financing in place. This could be cash or a combination of cash and mortgage financing. (Financing Proof of Funds (POF) or Lender Pre-Approval Letter)
Once we have your Buy Box criteria, we go to work finding properties that meet or exceed your acquisition and return on investment requirements. We will guide you through the evaluation process and help you determine an effective offer to make to successfully contract and ultimately purchase the property(ies) you offer on.
Success often isn’t immediate. We routinely have to make several offers to successfully acquire a property that meets your investment criteria.
Once we have your investment property under contract, that’s when the fun begins! We will work with you through the due diligence phase to help you evaluate the property to make sure it looks as good in person as it does on paper. We will help to coordinate inspections, contractor bids (if required), and other investigative actions to address property condition and suitability.
From there we work with the parties involved and your lender to get the purchase closed and funded.
Once you purchase your investment property, we help you implement your planned strategy. For turn-key/tenant-occupied and vacant rental properties with tenants, it may be securing property management services. For BRRRR and Fix and Flip properties, it may be contracting for renovations and remodeling. Whatever the strategy is, Kurzner Group will be your partner to help you bring those service providers together for your project.
